Govt to review base value of properties

Considering the current market trends, the Goa government has initiated a process to revise the base land rates as well as built-up rates of properties in the State. 

The government has constituted a 15-member committee under Revenue Secretary to determine, analyse and revise the base rates notified earlier towards various categories of land and built-up rates of properties.

In an order issued on Monday, Under Secretary (Revenue I) Vrushika Kauthankar said that the committee will have to carry out the analysis of the current market trends and propose the revised base rate for land and also suggest a mechanism for periodic revision.

The committee has to suggest ways to improve the revenue mobilization or collection of State government and guidelines or formula for calculation of rates for land building, etc of different kinds.

The committee, which will be in force for a period of two years, will also recommend to the government how to carry out ease of doing business in the Registration department.

The members of the committee include North and South Collector, Director of Settlement and Land Records and of panchayat and municipal administration, State Registrar, chief town planner and PWD principal chief engineer and Additional or Joint Secretary Revenue as member secretary.

The committee also includes one member each from CREDAI, Goa Chamber of Commerce and Industries, Goa Valuers Association apart from special invitee nominated by the Chairman and any other person having expertise in the subject.

Last month, the government had revised and notified new land rates in Pernem and Bardez taluka. The minimum land rate in Pernem taluka will be Rs 1,500 per sqm, going up to Rs 15,000 per sqm. In Bardez taluka, the minimum land price will start at Rs 4,000 per sq meters and escalate to Rs 25,000 per sq mtrs.
